Booking Conditions
• Reservations are subject to availability and confirmation of payment.
• To confirm the reservation, the guest must make the respective payment, in accordance with the conditions defined for each accommodation.
• The reservation rates, deposit, cleaning fee, or any other charges are those displayed at any given time on the page of each accommodation.
• All prices include VAT at the applicable legal rate.
Payment Methods
• Payment for reservations can be made by American Express, Visa, or MasterCard credit card.
• Guests are also subject to the specific rules applicable to each accommodation.
Pre-check-in
• Upon completion of the reservation, the reservation holder will receive an email and/or SMS from Palmyra K11 confirming the booking, along with important information about the accommodation and additional services (such as transfers or extra cleaning).
• Guests will be required to complete an Accommodation Bulletin, which is essential for preparing the stay.
• This form includes, among other details, the arrival time, the total number of guests — to ensure the correct preparation of bed linen and towels — as well as mandatory information required by the authorities.
• The number of guests indicated in the form must match the actual number of guests staying at the accommodation.
• If the number of guests exceeds the permitted limit, Palmyra K11 reserves the right to require guests to leave without any refund.
• Palmyra K11 is not responsible for errors or omissions in the completion of the Accommodation Bulletin.
• Any attempt to alter or falsify information will invalidate the form and may result in the cancellation of the reservation.
Cancellation Policy
After the reservation is confirmed, the following conditions apply:
a) If you cancel up to 30 days before check-in, 50% of the total amount will be charged.
b) If you cancel less than 30 days before check-in, the full amount of the reservation will be charged.
Stay Conditions
• The reservation holder must be at least 18 years old and must stay in the accommodation for the entire duration of the stay.
• Minors may only stay if accompanied by an adult responsible for the reservation.
• The reservation holder must provide a valid address, phone number, and email address.
• Pets are not allowed. If any are found, guests may be required to leave without refund.
• Smoking is not permitted inside the accommodation.
• In accordance with applicable legislation, foreign guests must provide their identification details for communication to the relevant authorities.
• Guests must report any damage occurring during their stay. Failure to do so may result in liability.
Additional Services
• Palmyra K11 does not offer additional services such as transfers, extra cleaning, laundry, baby cots, or tickets to tourist attractions.
• Palmyra K11 is not responsible for services provided by third parties.
Check-in and Check-out
• Unless otherwise agreed, check-in takes place between 16:00 and 20:00.
• Check-out must be completed by 10:00 a.m.
• If no team member is present at check-out, keys must be left in the external Keylock. Keys must not be left in the door lock.
• In case of refusal to vacate the property, Palmyra K11 reserves the right to remove belongings, change locks, and take necessary measures, with all associated costs charged to the guest.
• Any changes to arrival or departure dates/times must be confirmed in advance.
• Unauthorized delays may result in a charge equivalent to one night’s stay.
• For self check-in, only one set of keys is provided (in the Keylock).
• Additional fees apply: Lost keys: €30; Emergency intervention (9:00–18:00): €250
• Locksmith costs will be fully borne by the guest.
• Palmyra K11 is not responsible for any items left behind.
Cleaning, Bed Linen and Towels
• The accommodation is cleaned before arrival.
• A basic set of bed linen, towels, and some toiletries is included.
• Additional cleaning services are available at an extra cost.
• The accommodation must be left clean and organized at check-out.
• Waste must be disposed of in the appropriate bins.
Equipment and Property Items
• In case of doubts or malfunctions, the guest should contact the host.
• No changes to the property or its contents are permitted.
• All items belong to the owner and must not be removed.
Maintenance and Special Requests
• Any issues must be reported immediately.
• Resolution may take up to 72 hours or longer if dependent on third parties.
• Palmyra K11 reserves the right to access the property for inspections or repairs.
• Baby cots are subject to availability.
Noise, Illegal Activity and Safety
• Quiet hours are between 10:00 p.m. and 8:00 a.m.
• Guests must respect neighbors at all times.
• Illegal activities are strictly prohibited.
• The reservation holder is responsible for the behavior of all guests.
• Guests must not disclose information that identifies the property or the owner.
• Guests are responsible for their own safety.
• Any risks must be reported immediately.
• Upon departure, guests must ensure gas, lights, and appliances are switched off.
Responsibility
• Palmyra K11’s responsibility is limited to the accommodation itself.
• It is not responsible for external factors (noise, construction, neighbors, etc.).
• Minor differences between photos and the actual property may occur.
• No compensation is provided based on location or surroundings.
• Palmyra K11 is not responsible for damages, theft, service failures, or incidents.
• Incidents must be reported to the authorities.
• Palmyra K11 is not responsible for third-party services.
• It reserves the right to require guests to leave in case of rule violations.
Legislation
• This agreement is concluded between the guest and Palmyra K11 and grants only temporary occupancy of the accommodation.
• Guests are not tenants and do not hold any ownership rights over the property.
